ESSENTIAL DUTIES AND RESPONSIBILITIES

Responsibilities will include but not be limited to:

  • Identifying and analyzing trade areas in the major metropolitan markets in Canada for Self Storage opportunities, with an immediate focus on Toronto and areas in the GT.
  • Define investment targets, land values and competitive rates.
  • Maintain relationships with our Joint Venture Partner and evaluate land parcel opportunities for new development or conversions. Build on relationships with sellers, developers, investment brokers and lenders in the market.
  • Assisting with the following items: identifying, underwriting, preparing operating budgets, negotiating and performing due diligence on prospective investments.
  • Assisting with the analytical valuation/functions using all Microsoft Office applications and other financial tools.   
  • Interfacing with the US Acquisitions team with the preparation of business plans, underwriting analyses and Investment Committee presentations.  
  • Working with third party vendors on gathering of due diligence materials and reports.
  • Working with legal team in negotiating Contracts,
  • Partnering with Operations to develop operating budgets as a part of the creation of the investment model.
  • Assisting with the launching of our third party property management platform. 
  • Actively participating in the Canadian Self Storage Association; and other duties as assigned.
  • Reports to the CIO.

POSITION REQUIREMENTS

  • 4 to 5 years of experience in commercial real estate project management, brokerage or development
  • BBA or Canadian equivalent
  • Excel, PowerPoint, Word, Adobe, CAD
