SmartStop Asset Management (SAM) has an opening for a Senior Asset Manager for our senior housing (non self storage) communities working out of our corporate headquarters in Ladera Ranch, CA.

Two years ago, SAM expanded its investment product lines beyond self storage facilities to include student housing and senior housing property types. This Senior Asset Manager position is a permanent, full-time position responsible for the oversight and strategic direction of a growing national portfolio of senior housing properties.

This position has responsibility for ensuring the long-term financial health and physical condition of Strategic Student & Senior Housing Trust, Inc (SSSHT) senior housing communities and that the properties meet SSSHT’s owner, lender and regulatory requirements.

Essential Duties and Responsibilities

  • Oversee and manage third-party senior housing operators
  • Govern daily property operations, proactively communicate and collaborate with operator on-site personnel and corporate personnel including Acquisitions, Accounting, Investor Relations, Legal, Third Party Consultants, Lenders and Executive Leadership teams
  • Prepare property level business plans, marketing plans, operating budgets and manage capital improvement projects
  • Review monthly, quarterly and annual property level budget variance reports. Proactively present areas of improvement to accounting and senior management personnel
  • Assist with the feasibility review and due diligence of prospective new acquisitions
  • Measure, assess and recommend property level opportunities to expand rental revenues, reduce operating expenses, risk mitigation and implementation of sustainable “green” living best practices
  • Construction management oversight of maintenance, repair or capital expenditures
  • Acts as primary contact for lenders, investors, municipalities and other regulatory agencies for reporting, including compliance, budget and replacement reserve withdrawals
  • Completes portfolio analysis and summary reports as requested
  • Coordinate with Corporate Risk Management regarding insurance requirements for each property to ensure appropriate coverage limits and that renewal certificates are sent to funders, lenders, regulatory agencies and Limited Partners as required
  • Ensure accurate annual compliance reports are submitted to lenders, regulatory agencies and risk management personnel
  • Work across functional areas to improve alignment of performance of portfolio to annual and strategic goals

Position Requirements

  • Bachelor’s Degree or higher in business, finance, real estate or related healthcare disciplines. An MBA is a plus but not required
  • Minimum of 5 years of relevant experience in senior housing asset management specifically with independent living, assisted living, memory care communities
  • Proven track record of attentive facility maintenance, CapX planning and construction management oversight
  • Experienced with senior housing information technology and marketing & sales best practices
  • Proven Excel, Word and proficiency with other Microsoft Office applications
  • Exceptional quantitative and analytical skills, with an attention to detail
  • Strong written and verbal communication skills and accomplished active listener
  • Team player, self-motivated and strong work ethic. Ability to complete projects on time
  • Ability to work independently and within a team to build relationships and interact effectively
  • Ability to multi-task and effectively prioritize and manage time and workload
  • Willingness to travel
